Assistance for Appraisers

Under the The Mortgage Lending Act (NCGS Chapter 53, Article 19A), § 53‑243.11 (9) prohibited activities, it shall be unlawful for any person in the course of any mortgage loan transaction:

To fail promptly to pay when due reasonable fees to a licensed appraiser for appraisal services that are:  

  • Requested from the appraiser in writing by the mortgage broker or mortgage banker or an employee of the mortgage broker or mortgage banker; and
  • Performed by the appraiser in connection with the origination or closing of a mortgage loan for a customer or the mortgage broker or mortgage banker.

To file a complaint:

  • Determine that the company with which you have a complaint is an entity that is regulated by this agency by reviewing the "NC Regulated Financial Institutions" .  If you are not sure that this company is regulated by this agency, you may contact this agency by calling 919-733-3016 and ask for the Consumer Affairs Division.
  • When making efforts to collect this debt, please notify the managing principal, at the company's main office, before filing a complaint.  Link to company contact information: (Mortgage Lenders/Brokers).
  • If you have made good-faith efforts to collect the appraisal fee and the account is over 90 days but less than 12 months past due, you can file a complaint.
  • Select the Consumer Complaint Form, or contact this office to have a copy mailed or faxed to you.
  • Fill out the complaint form completely.
  • Please use proper upper & lower case letters when typing this form.
  • Be sure to continue to the second page in order to submit the form.
  • Submit the form. 
  • Print a copy of the form. Sign the form and fax or mail the signed form to this office.
  • Attach copies of the appraisal request form and your invoice.
  • Upon receipt of the signed form, we will initiate a complaint (see Complaint Process).
